Imotko Price Index
Apartment prices per square metre in North Macedonia
Compare asking prices per m² for apartments for sale and monthly rents across cities. The Imotko Price Index shows the median from Imotko listings and how prices change over time.
Data up to October 2026
Methodology
We check listings in four steps before calculating the median asking price.
01
Real listings
We only use published listings with a price and a size, and drop impossible values such as a price of €1 or a 2 m² apartment.
02
No duplicates
The same apartment is often listed by several agencies. Listings with the same location, price and size are counted once.
03
No extreme values
For every city and property type we remove prices that stand far apart from the rest. Smaller cities use the national limits.
04
Median, not average
We use the median over a three month window, so a single luxury penthouse cannot move the price of a whole city.

The index shows asking prices from listings, not final sale prices. Use it as a guide to the market, not as a valuation of a specific property.
About the Imotko Price Index
The Imotko Price Index shows apartment asking prices in North Macedonia for free. Use it to compare a listed price with the market before you buy, sell or rent an apartment.
The index shows the median price per square metre for sales and the median monthly rent, by city and Skopje municipality. You can follow month-to-month and year-over-year changes.
The data comes from Imotko listings. We remove invalid and duplicate listings and extreme prices before calculating the median. These are asking prices, not prices agreed in a sale or rental contract.

No. The index analyses asking prices in listings, and the final price after negotiation can be lower. Asking prices are still a good and timely signal of where the market is heading.
The index is recalculated automatically every day, and a month is final once it has ended. Months with too few listings are left out so they do not create false jumps.
